98 suburbs with consistent double-digit price growth

Australia is home to nearly 100 suburbs where homes have recorded double-digit price growth each year over the past decade.

New PropTrack data has revealed there are 98 suburbs throughout the country where median house prices have risen by at least 10% per year on average since 2015.

Looking at the annual change in median house price over 10 years can smooth out short-term volatility and show the long-term growth trend in property values.  

 

It can help identify which suburbs have consistently appreciated in value, showing sustained market performance and investment potential. 

Australia’s regional areas outperformed the capital cities, with 55 of these high-achieving suburbs in regional markets compared to 43 throughout the capitals.  

Queensland dominated this sought-after club, making up nearly half of the list with 45 suburbs.

South Australia followed with 20 suburbs, followed by New South Wales with 18, Victoria and Tasmania with seven each, and the Northern Territory with 1.  

Western Australia and the Australian Capital Territory didn’t have any suburbs make the list. 

Aintree, in Melbourne’s western suburbs, had the strongest house price growth on the list, recording 15% growth a year on average over the past decade.

Rounding out the top five suburbs on the list, Cobblebank in Melbourne’s western suburbs and Sunrise Beach on the Sunshine Coast in Queensland recorded 14% annual growth each, followed by Calderwood in regional NSW and Minyama on the Sunshine Coast in Queensland, each with 13% average annual growth.

There was a hefty difference in median prices among the top five. Aintree had a median house price of $742,050 in September, while Minyama’s median price came in at $2.95 million.

Nearly two thirds (63) of the suburbs on the list had median house prices worth less than $1 million in September 2025, showing that price gains weren’t limited to high-end areas.  

Southeast Queensland dominates  

Queensland was the clear winner on the list, with 14 neighbourhoods in greater Brisbane and 31 suburbs sprawled out across the rest of the state.  

In Brisbane, most of these consistent gainers were situated in the Ipswich region, with 10 locations recording either 10% or 11% annual median house price growth since 2015.  

Ipswich has been a hotspot for first-home buyers and investors, where home prices were relatively affordable compared to the rest of the city, in addition to plenty of new home construction.  

Outside of the capital, there were 13 suburbs located throughout the Sunshine Coast region and 10 across the Gold Coast.  

Home prices have boomed across Southeast Queensland since the pandemic began, driven by people searching for greater lifestyle, more space and relative affordability compared to the southern capital cities.

Warmer weather, coastal living and the upcoming 2032 Brisbane Olympics have made this pocket of the sunshine state particularly attractive for a range of homebuyers.  

What’s next  

Looking ahead, housing affordability remains one of the biggest challenges for buyers, with home prices still growing faster than wages for many.  

This year’s three interest rate cuts, and the additional cuts anticipated over the short term, will continue to lower mortgage costs and increase borrowing power, further stimulating the housing market.  

It comes as the early days of the spring selling season have shown strong buyer interest driving faster home sales amid fewer-than-expected homes for sale across various markets.  

While short-term conditions may fluctuate, these lucky 98 suburbs have demonstrated the resilience of Australia’s housing market and its capacity for serious home price growth over the long term.
